Define the inspection area
Ask whether the initial fee includes the reported room, other accessible areas and an exterior check. Mention garages, basements or sheds before booking. If the inspection has access limits, find out how those limits affect the plan and the final price.
Distinguish the initial charge from the total
An inspection, first treatment and recurring service may be priced differently. Ask for the known charges and how additional work is approved. Check whether monitoring and return visits are included or billed separately.
List repairs as their own work
Closing entry points may require different labor from setting and checking traps. Shared walls, concealed routes and damaged building materials can complicate access. Confirm the openings covered, the materials proposed and whether the provider performs that work.
Do not overlook cleanup exclusions
Rodent waste, damaged insulation and odor concerns may need a separate assessment. Removal does not automatically include those tasks. Ask who provides cleanup and whether any quote depends on the extent of contamination found after access is available.
Review the terms before booking
Ask about cancellation charges, follow-up intervals and any conditions attached to a guarantee. For a rented property, confirm who authorizes and pays for each part. This website does not publish a verified local price range or promise that inspections are free.
